Our aim is to find you the perfect property to suit your requirements with the minimum of hassle.

Finding a property

The first step is to contact us to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view. If not urgent, we log your details so that we can contact you as suitable properties become available. It is wise to start looking about a month before you wish to move, as the nicer properties are viewed and reserved quickly. Our tenancies are granted for a minimum term of 6 months, which may be renewed if all parties are in agreement.

Please note that for your safety and peace of mind -

• All of our managed properties are Gas Safe certificated, and inspected for electrical safety, and furniture fire safety
• All Tenancy Deposits (bonds) are held in accordance with the Deposit Protection Regulations.

Viewings

Viewings will be arranged at times to suit you, including evenings and weekends, and you will invariably be accompanied by a member of staff, who can give advice and answer any questions you may have.

Fees To Tenants

(ALL CHARGES INCLUDE VAT)

For all Assured Short hold Tenancies And Licences from 1st June 2019.

Holding Deposit amount	A sum equal to 1 weeks rent
Security Deposit amount	A sum equal to 5 weeks rent for rents up to £4,167.00pcm A sum equal to 6 weeks rent for rents over £4,167.00pcm
Change of tenancy terms charge	A reasonable charge based on the actual cost to us.
Interest charge on rent arrears	Charged at 3% above the Bank of England Base Rate on sums that are overdue by 14 days or more
Replacement of lost key/access fob	A reasonable charge based on the actual cost to us.

For all other types of tenancy/lease from 1st June 2019.

Application And Contract Charge (Apartment)	£295.00 for up to 4 people. £35.00 per person thereafter.
Application & Contract Charge (Room)	£225.00 per tenancy (including End of tenancy cleaning)
Application & Contract Charge (Replacement TT)	£200.00 per tenant
Application & Contract Charge (Tenancy Surrender)	3 weeks rent
Application & Contract Charge (Tenancy Renewal)	£195.00 per Tenancy Agreement
Application & Contract Charge (Guarantor)	£75.00 per person
Holding Deposit amount	3 weeks rent
Security Deposit amount	6 weeks rent (subject to separate agreement)
Pet Deposit	2 weeks rent per tenancy
Check Out charge	£125.00 - £250.00 per tenancy
Check Out Cleaning charge	£100.00 - £275.00 per tenancy
Bank Transfer charge (BACS)	£35.00 per transaction
Late Rent Letter	£25.00 per letter
Utility Account closure charge	£95.00 per tenancy
Lost key charge	£175.00 per event

References

As a minimum we will require satisfactory references from your employer (or college), a previous or current landlord, and a credit reference report.

We may also require a personal reference, and sometimes a guarantor. We may use the services of an independent referencing company to obtain and evaluate these references.
